Modular buildings are quoted to your specific requirements. Bay sizes are anything from 3m to 12m long and up to 3.6m wide.

Jackcab – Technical Details
General
The modular system comprises of sections, bolted together to form large open plan areas of space. The ceiling height is 2.40 metres from finished floor level.
The modular building’s structure is designed and constructed in accordance with the following standards and technical references:

Specification – Single Story Modular Buildings:
Floor
Joists – 170 x 45mm GS graded treated timber floor joists at 406mm centres nailed to 170 x 35mm treated timber side plate bolted to 152mm x 76mm HRC skids.
Floor Deck – 18mm flooring grade plywood glued and nailed to floor joists.
Insulation
‘Thermasheet’ laid across joists with ‘Floortherm’ insulation laid between joists.
Floor Covering – As specified.
External Walls
`U’ value: 0.35w/M2K
Timber Framing
95 x 35mm top and bottom rails with 95 x 35mm vertical studding at 600mm centres.
Cladding
9mm WBP plywood glued and nailed to studding timber to form a stressed skin construction.
Insulation
80mm glass fibre insulation quilt fitted in between vertical timber studding with ‘Thermasheet’ lining.
Vapour Barrier
125mu ‘Visqueen’ vapour barrier is fitted directly onto internal side of wall studs.
Internal Lining
12.5mm vinyl faced plasterboard fixed onto timber studding, board joists finished with two parts white PVC H-section.
Wall Bay to Bay Joint concealed by 9mm thick rounded MDF strip Joint Cover Strips Painted white eggshell and mounted on timber laths.
Roof
Cold Deck `U’ value: 0.25w/M2K
Roof Trusses – Computer designed, engineered timber trusses at designated centres (dependent on bay width), with built in 3.3 degree dual pitch falling each way from mid span.
Roof Deck and 11mm OSB glued and nailed to 160mm roof joists.
Covering
covered with single layer of ‘Uniroof’ of ‘Hypalon’ ruberoid blanket.
Insulation
2 layers 80mm glass fibre insulation quilt is laid in between the roof trusses directly above the ceiling
Vapour Barrier
125mu ‘Visqueen’ vapour barrier is fitted directly onto internal side of ceiling.
Roof Ventilation
Trusses give cross ventilation above the insulation quilt via continuous strip eaves ventilation at each end of roof, thus preventing the possibility of intersitial roof condensation.
Rainwater Discharge
Rainwater is discharged directly from the roof into full length PVC square line gutters along each end of the bays The gutter discharges via PVC square fall ` pipes to ground level.
Internal Ceiling Lining
12.5mm white vinyl faced plasterboard fixed onto timber roof trusses, board joists finished with one part white PVC H-Section.
Ceiling Bay to Bay Joint Cover Strip
Joint concealed by 12mm thick twice rounded MDF strip painted white eggshell and mounted on timber laths.
Windows
`U’ value: 1.70 w/M2K
UPVC double glazed windows with “K” glass internal pane.
Fascia Details
Fascia is built onto the ends of the timber roof trusses and clad with 9mm WBP plywood. The finish is as per the wall external finish.
